GVR lists its Desert Hills Center at 2980 S. Camino del Sol. Use it to orient a first visit, then check the specific sub-community and association for each home you consider.

Desert Hills deserves a specific search.

The previous TomFreeland.com guide described Desert Hills as six sub-communities, with townhome and detached-home options and different association structures. Begin with the particular sub-community rather than assuming every Desert Hills address has the same terms.

Value is more than the asking price.

Compare current dues, recreation obligations, condition, updates and maintenance responsibilities. A smaller home may suit you beautifully, but the details still deserve the same care as any other purchase.

Ask Tom to help you frame a property-specific comparison. No older price ranges or market totals have been carried into this preview.

What kinds of homes will you find here?

Identify the sub-community first.

Record the exact association for each candidate, then obtain its current documents. Attached and detached homes can present different questions; the property’s governing documents establish which responsibilities apply.

Clarify exterior work before comparing costs.

Ask who is responsible for the roof, exterior surfaces, landscaping and any shared areas. Include uncovered work in your ownership planning instead of assuming every maintenance item is included in dues.

Compare condition with the asking price.

Review available improvement and service records, then identify the questions that need inspection or professional advice. Confirm GVR and other property obligations separately. A lower asking price does not establish a lower total cost of ownership.

Use these questions with the current documents for the home you are considering. This guide does not establish fees, eligibility, maintenance coverage or availability.

What kinds of homes will you find here?

Homes, builders and construction

Desert Hills II says Fairfield established that section in 1978 and describes 613 homes on 160 acres; this does not mean every home was completed in 1978. III East describes 91 attached and detached single-level homes, roughly 1,400–1,800 square feet, stucco exteriors and varied garage/carport arrangements. Desert Hills V’s paint guide covers both brick and stucco. None establishes one material or layout for all Desert Hills.

Match the home to its association

Official associations include Desert Hills II, III East, III West, IV and V. Confirm the exact section rather than borrowing another association’s fee or maintenance description.

Amenities, dining and separate access

GVR Desert Hills center is at 2980 S. Camino del Sol. Desert Hills Golf Club is a separate, private, member-owned club; do not assume public tee-time access or that golf is included in GVR or HOA dues.

Picture the everyday trade-offs

Compare upkeep, parking, outdoor exposure and the exact floor plan. III East has its own parking guide. Some II open space has rough terrain and wildlife; a green-space description is not a promise of an easy or accessible walking route.

Test the ordinary day, too

Choose a specific home as your starting point. Check the grocery store and pharmacy you would actually use, separate urgent care from emergency care, and try the errands and travel routes that matter to you. Compare patio shade, walking surfaces, steps, noise and upkeep during a visit. A community-wide label cannot establish a particular home’s accessibility or convenience.

Ask whether its exact section is gated, what the gate controls, and which guest, parking, pet and rental rules apply. Verified gated sections are identified above; do not assume that the same access arrangement covers every subdivision.
