A Green Valley mailing address is not the whole answer.
Quail Creek is within Sahuarita in Pima County, even though homes can have Green Valley mailing addresses. The Town explains that postal areas and jurisdictional boundaries differ. It currently does not levy a municipal property tax; that does not eliminate taxes for the county, schools, fire protection or other applicable districts.

Separate the CFD from the HOA.
The Quail Creek Community Facilities District is a separate public taxing entity established in 2005 to support infrastructure. It is not the homeowners association. Check the official district boundary for the exact parcel instead of assuming that a neighborhood name establishes whether the levy applies.

Read the complete adopted district rate.
Resolution 52 adopts a fiscal-year 2026–27 CFD levy of $1.8219 per $100 of net taxable assessed value: $1.5219 for debt service and $0.3000 for maintenance and operation. The often-mentioned $0.30 is the operations component, not the total adopted levy.
This is one district’s rate, not the complete property-tax bill and not a percentage of the purchase price. Use the current bill and applicable tax year rather than carrying one rate forward indefinitely.

Know which value you are looking at.
Purchase price, Full Cash Value, Limited Property Value and taxable assessed value are different measures. The Pima County Assessor’s homebuyer brochure explains how values and tax rates connect, including the 10% assessment ratio for Class 3 and Class 4 residential property. A seller’s prior bill is useful background, not a guarantee of what a new owner will owe.

A 5% valuation rule is not a 5% bill cap.
Arizona’s ordinary Limited Property Value calculation increases the prior value by 5%, subject to the Full Cash Value ceiling. That rule concerns valuation; it does not cap the annual tax bill at a 5% increase. Different provisions can apply after qualifying construction, parcel changes or other events described in the statute.

Keep taxes, master-association obligations, any separate villas association, insurance, upkeep, utilities and activity charges in separate lines. GVR membership is a separate property-document question; Quail Creek amenities or a Green Valley mailing address do not settle it. There is no reliable blanket conclusion here that all Quail Creek homes have higher taxes.
Bring these questions to a specific home.
- What is the parcel number, and what does its latest complete tax bill show?
- Which taxing districts apply, and is the parcel inside the CFD boundary?
- Do the property classification, Limited Property Value and improvement records match the home?
- Does the prior bill reflect owner-specific relief, an incomplete construction valuation or another circumstance that needs review?
- What do the current master and, where applicable, villas resale documents require?
- How do all recurring ownership costs fit the plan for your move?
Ask the Assessor, Treasurer, association and an appropriate professional to confirm the facts relevant to the property and your circumstances. This article is educational context, not a parcel-specific tax estimate or legal or tax advice.
